I would say it is a very clean speedmaster - clean enough that it should be valued at a premium above the typical 105.003 speedmaster. i think the case is original and has not been polished but clearly has some wear. The dial has some age but is still quite nice. Papers with the watch is a nice addition - hard to find papers for these cal. 321 speedmasters. Seller is dreaming about the price - I would say $5000-6000 for this one in terms of value.
It's a nice watch and it has the 7912 bracelet. $12,000 though is way high. I can't recall seeing a 105.003 selling over $6000.

The pre 2010 prices were inflated. The market is softer now. The recent ebay sales were for $3488, $4995, and $3300. The 11/11 sale was for 5000 CHF ($5469.07 today).
I prefer mine with coffee. I would not pay a huge premium for one. I do however like the way lume and the dial drift towards tan/dark brown as the watch ages. I have many brown straps that I use. The speedys on black straps have a more serious tone to them.
I love the one all the way to the right in the top row, it looks great on that strap! I have about 4 of those straps, they're always comfy.
I liked the one for $3300. The bezel was beat but of all the vintage parts one would need to complete the piece, I think that getting an appropriate bezel for that watch is relatively easy. We agree that nobody is likely to pay $12,000 for one.
Richard and Mike confirm my beliefs that one can not have too many Speedys. I only have 2, 321-1861 Speedys and two other "nons" a moon phase 7750 and an X-33
